If you have been watching the Maryland market and wondering what your money actually gets you this summer, here is the honest answer.
The median sale price across Maryland sits right around $448,000 as of July 2026, up 2.4% from last summer. That is steady, healthy growth, not the frenzy of a few years ago. Inventory has loosened to about 3.2 months of supply, which still favors sellers but finally gives buyers room to breathe. Homes are averaging about 43 days on market, and the typical home is selling at roughly 101% of list price. Mortgage rates are holding in the mid 6s.
In Baltimore County, think a renovated split level or a brick colonial in Perry Hall, Parkville, or Nottingham with three or four bedrooms and a real yard. In Harford County, that same budget stretches to newer construction with more square footage. In Baltimore City, $450K puts you in some of the most charming rowhome neighborhoods in the region, often with money left over. Closer to Howard County and Ellicott City, competition is tighter, and that number may get you a townhome or a smaller single family that needs a little love.
You have more choices and a little more negotiating power than buyers had a year ago, but well priced homes in the right school districts still move fast and still sell at or above list. Get preapproved first, know your must haves, and be ready to act inside a weekend when the right one hits the market.
Pricing is everything right now. Overprice and you will sit past that 43 day average while the market moves around you. Price to the data and you can still draw multiple offers, because serious buyers are out there. The homes winning this summer are prepared, staged, and priced to the numbers, not to wishful thinking.
