Every August I hear the same question from families: did we miss our window to move before school starts? The honest answer is that the calendar matters less than most people think, and late summer is a genuinely good time to buy or sell in Maryland if you plan around it.

Here is where the market sits. Statewide inventory is holding near 2.8 months of supply, homes are taking somewhere in the mid-40s of days to sell, and sellers are still collecting close to 99 to 100 percent of asking. Thirty-year rates are hovering in the mid-6s. That is a market with real competition but a bit more breathing room than the spring frenzy, which is exactly what a family mid-move wants.

If you are selling

Do not assume the good season is over. Serious buyers shop in August and September, and there are fewer competing listings than in April, so a clean, well-priced home stands out more, not less. The buyers still looking this time of year tend to be motivated, often relocating for a job or trying to settle before the school year finds its rhythm. That urgency works in your favor.

If you are buying with kids

The school-start deadline is real but flexible. Maryland districts handle mid-year enrollment every day, and closing in September or October rather than August is not the disruption it feels like in the moment. What matters more is not overpaying under deadline pressure. Get fully underwritten, know your number, and let a firm timeline guide you without letting it stampede you into the wrong house.

A practical tip for families on both sides of the deal: think about the close date as carefully as the price. A rent-back that lets a selling family stay a few extra weeks, or a slightly longer settlement that lines up with a school transfer, is often the detail that makes an offer work when the dollars are close.
