Spring is the loudest stretch of the Maryland housing calendar, and 2026 is running true to form. More listings hit the market, more buyers show up for them, and the homes that are priced right move fast.

Here is the backdrop. The statewide median list price sat near $439,900 in May, inventory stayed under three months of supply, and homes were selling at roughly 99 to 100 percent of asking. Thirty-year rates held in the mid-to-high 6s. That combination tells you everything about who has leverage right now.

If you are buying

Peak season is where discipline pays. When a well-priced home lists on a Thursday and has four offers by Sunday, the temptation is to stretch past your number to win. Resist it. Get fully underwritten before you shop, not just pre-qualified, so your offer reads as clean and certain to a seller. Know your true ceiling and the terms you will and will not flex on. A few thousand dollars over asking changes your monthly payment less than most buyers assume. What actually wins in a tight market is a strong pre-approval, a reasonable inspection posture, and a close date that fits the seller’s life.

This is your window, but a hot season is not a license to overprice. The homes drawing multiple offers are priced to the current comps, not to last spring’s peak or a neighbor’s asking number. Overpricing in May often means a price cut in June, and a stale listing quietly loses the urgency that peak season hands you for free. Price it right, show it well, and let the season do the work.
