Maryland's 2026 Housing Market at the Halfway Mark

Halfway through 2026, Maryland’s housing market looks steady rather than dramatic, and steady is what most buyers and sellers can actually plan around. The statewide median sale price reached roughly $463,000 in June, up about 3 percent from a year ago. Around 5,738 homes sold that month, a small increase over last June, and homes took a median of 44 days to sell. Inventory is still tight at under three months of supply, which continues to tilt negotiating power toward sellers on well-priced listings.

The Baltimore metro picture

The metro tells the same story with local texture. Baltimore County’s median landed near $378,000, up 3.7 percent year over year. Baltimore City came in around $250,000, up about 3 percent. Prices are climbing at a normal, sustainable pace, not the double-digit jumps of a few years back. For buyers that means less panic. For sellers it means real equity gains without the whiplash.

If you are buying

The market is competitive but not impossible. Homes are moving in about six weeks on average, which gives you time to see a property twice and make a considered offer instead of a desperate one. Rates in the mid-6s are not the barrier headlines suggest, especially weighed against rent that keeps climbing and equity you build from day one.

If you are selling

The sub-three-month inventory picture is your advantage, but buyers in 2026 are careful. They notice deferred maintenance, they compare your price to the house that sold down the street last month, and they walk from anything that feels overpriced. The sellers doing best are pricing to current comps and putting the property in show-ready condition before the first photo is taken.
