Every seller wants the highest possible price. The way you actually get it is counterintuitive: you price to the market, not above it. Here is why, and here is the method.

In Howard County right now, homes are selling in about 17 days on average and prices are up almost 6 percent year over year. That pace is the whole argument. Correctly priced homes are moving fast and getting strong numbers. Overpriced homes are not getting more, they are sitting, then cutting, then selling for less than they would have if they had been priced right on day one.

What cost per square foot actually does

List prices are opinions. Closed sales are facts. Cost per square foot turns those facts into a number you can apply to your own home. Take what comparable homes near you sold for in the last 90 days, divide by their finished square footage, and you have a defensible range before a single showing happens. Adjust for condition, lot, and updates, and you have a price a buyer's agent cannot easily argue down.

Why overpricing costs you money

The most valuable weeks a listing has are its first two, when it hits every buyer's saved search and shows up fresh. In a market moving in about two to three weeks, that window is the whole game. Price above the comps and you burn those weeks on buyers who scroll past. By the time you cut, the home carries a stigma, and the eventual offer often comes in below where an accurate price would have landed. Days on market work against you, not for you.

What to do instead

Anchor the list price to real closed comps and cost per square foot. Put the home on the market clean, staged, and photographed well so the first wave of buyers sees it at its best. Then let the accurate price and the presentation do the work. In a fast market, that is how you capture full value.
