Baltimore County's typical home value sits around $351,000, up about 1.3 percent over the past year, with homes going to pending in roughly three weeks. Howard County runs far higher, with a median sold price near $634,500, up about 5.8 percent year over year, and homes selling in about 17 days. In plain terms, the same budget buys noticeably more square footage and land in Baltimore County than it does in Howard County, and Howard is appreciating faster.

Why the gap exists

You are not just buying a house, you are buying a school district, a commute, and a tax bill. Howard County's premium reflects its schools and its position between Baltimore and Washington. Baltimore County covers a much wider range, from close-in neighborhoods to rural acreage, so the county average hides real variety.
